Yep. No Land Bank in Detroit. We've see property values rise since the LB's been around. In the D, in their free market, the prices just keep on falling. |

Detroit home prices also rose without a land bank.
I think last year for us was our 2003. The land bank has done a good job keeping houses off the market which will help reaise the price by lowering the supply of houses. I think now the market has adjusted though. It appears to me The North end and East side has completely collapsed and the South is also finally taking some hits.
Now that we have hundreds of vacant land bank houses across the city I think that will also help lower prices. |

The house next door to me - empty for 4 years
2-1-89 - $8,500.00
6-29-03 - $48,500.00
4-12-07 - $65,000.00
The house across the street from it - occupied
1-1-79 - $23,600.00
5-1-80 - $29,900.00
2-1-82 - $29,962.00
4-1-96 - $11,000.00
Houses are approximately in the same condition. |

I think the owner of the house next door, who lives in Detroit, bought it for a tax loss. The plumbing was stripped out & replaced with PVC. A renter was moving in & discovered that the water meter had also been taken. So, she called the city & paid a deposit for a new meter. When the guy came out to install the meter, he found that the pipe coming into the house from the street was broken off & he couldn't install the meter. The renter contacted the owner, who told her it was the renter's responsibility to pay for the repair to the pipe. The renter moved back out, & the house has been empty ever since. My guess is that the owner will just let it sit & rot. It's sad - a few minor repairs & it would be a good, solid house.
The house across the street is owned by a guy that has 12 other houses around Flint. Every one was in forfeiture for taxes, but I see that he's paid enough on each one to move them to the delinquent list. It was also posted a while back, requiring new wiring, plumbing and a roof, but it was mysteriously "unposted" without any work being done. |
