With talks swirling around about HealthPlus moving its 400 plus employees downtown Flint, they need to think about Genesee Towers. Its got parking, restaurant on the top floor and office space all in one. Building a new building in the surface lot on South Saginaw Street would hurt events downtown, while renovating Genesee Towers would put that big building back on the tax rolls.
Gensee Towers could be acquired for 8 million or less, with a total high tech renovation of 9 to 20 million dollars. Genesee Towers is structurally sound, just needs to look more modern.
Local Architect Freeman Greer has plans that show the building with a new "skin" on the outside. He thinks the building can be renovated and totally change the outside appearance so it doesn't look " ugly" anymore to people.

If we can fix up The Atwood Building, Durant Hotel, Berridge Hotel and others we can fix up the less than 50 year old Genesee Towers!!
Skylines are important to downtown areas, people want tall buildings in downtowns.

Nah, buy the old Hyatt from the Crim Foundation, turn all of the rooms into offices since they have beds and bathrooms in them and this would increase work productivity. |

People in Flint are missing the boat on Genesee Towers put it back on the tax rolls fixed up!!
A parking lot ='s $10,000 or less a year in taxes
A fixed up Towers Building ='s $400,000 plus in revenue
We want to talk about Green, lets re-use the old and make it apart of our downtown!!

The question I have about what Eashoo wants is simple...
What properties do you have an interest in around Genesee Towers, what properties are you the sales agent for that would benefit from the Towers being renovated. |

Ryan, Health Plus used to BE in Genesee Towers! And reasons for not renovating it have been discussed to death on this forum. A new "skin" on the outside will not resolve all its problems. You should have to park in that parking deck and ride the elevators! |

Well, first off they have mentioned a new building building in the parking lot right across the street from Genesee Towers. It really wouldn't matter what properties I own near there due to the sight they have mentioned is 60 feet from Genesee Towers!
But more importantly I own no properties near that property! I just want a better downtown and feel that that building could better be used, than torn down. Lets save what we have left and renovate it, thats the tallest building in downtown Flint.

I am not talking about just putting a new skin on the building, I am talking about a 10-20 million dollar renovation. Turn it into a high tech multi use structure. ( elevators, wiring, plumbint etc. )

The same people said Downtown Flint can't come back and now look at the place. The same people said the Durant, Atwood, Thompson-Dexel, Berridge buildings couldn't be renovated. It can be done and should be done!
Ask any "real" urban planner and they will tell you that keeping that building is better than demolishing it.
For some reason some people in Flint don't think outside the box on issues like this. The way downtown Flint is going now is only the begining, your going to see more and more people moving back to the downtown area in teh next 1-5 years.

As long as it's in the elitist tax haven zone the few rich people can rent it live elsewhere call it their home and let poor peons like us pay all the taxes. I've heard a report that the apartments are sold out but 50% are vacant. |

The prices haven't been determined and this would be for a corporation to move into. ( is my suggestion ). Plus, the lofts that are built now have been fully rented out. There is a demand out there for loft living downtown Flint.
I do agree that the rest of the city needs attention!
